Most expensive county to buy a house in the South East revealed

New figures released have shown increases in the price of houses in the South East across the board with more people working remotely since the pandemic.

The Sunday Times Property Price Guide has shown the pandemic has led to a higher demand for homes across the region.

Coming in at €239,000, Kilkenny is the most expensive in the region where house prices rose by 10% in 2021.

The next highest was Carlow where the median price was €202,000 representing an increase of 12% in the last year.

However, the average price of a house in all other South East counties was under the €200,000 mark. Wexford came in at €199,000, Waterford at €196,000 followed by Tipperary which was split for the purpose of the study.

North Tipperary experienced the highest increase in house prices in 2021 at 20%, however, that still left them with a median house price of €190,000. Meanwhile, South Tipperary had the lowest price tag at €128,000, a 6% increase.

Excessive demand against short supply and increasing construction costs were cited as the main reasons for the price hikes.

Although there was an additional problem in Wexford, where issues around water and sewage connections were noted as holding up construction and driving up costs.

It's expected the impact of these problems will continue alongside increased demand for homes outside of Dublin as remote working trends continue.

Experts are predicting an 8-10% increase in house prices over the coming year in all South East counties except for Wexford, where demand is tipped to increase by just 5%, making it the second-lowest in the country, just above Monaghan at 4%.
